Developed as speculative offices, the building was designed to attract blue-chip tenants and owner shareholders to form the landmark project in an up-market business park. The brief was to design a contemporary and iconic office building that would capitalize on panoramic views of the Indian Ocean and Durban’s CBD. One of the most notable features of the building is the random fields applied to all elevations and offshutter concrete plane which form the floating roof and angled wrap-down on the west end of the building to form the enclosing envelope. Many sustainable initiatives have also been implemented including the use of are naturally ventilated circulation corridors enclosed with glass louvres. The office spaces have been designed so that there is extensive glazing for natural light and views and performance glazing has been used throughout, in conjunction with perforated aluminium sunscreens which filter the solar exposure.
