Tembisa is a large township located north of Kempton Park on the East Rand of Gauteng. Although it was established when its initial residents were forcefully removed from parts of Kempton Park and Edenvale, it carried a sense of hope and a promise of a brighter future for its citizens (the name means 'promise', in the Nguni language). Today, Tembisa's population has grown considerably and the town enjoys a much better infrastructure.

In 2018, a new housing development project set aside R140 million to build over 3,000 housing units in "Tembisa Extension 25", which covers about 58.391 hectare. This project, expected to be completed in the next three years, will include the construction of the necessary infrastructure for water reticulation, sewer reticulation, a network of roads, plus the relevant electrical wiring.

Thanks to spatial planning of the area, the new residential homes will not be placed on the parts that are highly dolomitic as detected through the geotechnical studies conducted. The main beneficiaries of the new housing project will be the residents of Winnie Mandela Informal Settlement.

Types of property in Tembisa

The type of properties in Tembisa is a mixture of freestanding homes, with two- and three-bedroom abodes being the norm. But there is also a large amount of exclusive homes which caters for a higher income bracket.

The varied architectural designs in Tembisa are driven by the various income groups, which seems to be in clusters similar to other suburbs in South Africa.

Due to the large number of residents in the suburbs, quick and easy access to major roads and public transport is important.

Property owners in Tembisa

Even though house prices can vary depending on a  range of factors (i.e. location, size, quality of finishes, number of bedrooms), the average estimated value of a residential home in Tembisa works out to about R440,000.

The biggest age bracket for homeowners in Tembisa is dedicated to those aged 65 years or older (about 48,5%). This is followed by aged 50 - 64 (37,9%), aged 36 - 49 (12%), and aged 18 - 35 (1,5%).

Two-bedroom homes make up the majority of property listings in Tembisa, with approximately 57 listed in January 2019 (compared to 33 three-bedroom homes).

When (and why) should you hire an architect?

Very few people realise just how complicated it is to build or renovate a home until they find themselves battling design options, building codes, zoning laws, difficult contractors etc. And also consider the fact that no two building projects are exactly the same, meaning the type of architect you will need (and the responsibilities that said architect will take on) can also vary.

But when it comes to any project related to building and construction, an architect is the one professional who possesses the necessary education, training, experience and vision required to guide the client through the entire process, from start to finish.

Thus, whether you are building a new house from scratch, erecting an extension at the back of your existing home, or renovating your bathroom, take a look at the various ways in which you benefit by working with the right architect:

Architects solve problems

Any construction project starts with the want or need for something, whether it's a bigger kitchen, more space in an office building, or a residence for potential homeowners. But how does that need or want translate into a physical three-dimensional structure?

That is where the professional architect comes in, for he/she is formally trained to solve construction/building problems in creative ways. With their extensive knowledge on building codes, construction materials and various finishes, they can show us ordinary folk a whole new world of options that we may never even have thought of.

Need extra space for your growing family? An architect can show you how to accomplish more legroom without having to move to a bigger house. Got a limited budget for a renovation? It's the architect's job to come up with practical solutions that work with what you've got (to a sensible degree, of course).

Architects can save you money

Why should you see the acquisition of an architect as a wise investment into your project, not an added cost? Because having a professional in charge of a well-conceived project will ensure more efficient and economical results as the following points:

  • Custom made: It is the architect's job to plan a project with the client by taking their needs and wants onboard. As the client's ideas evolve, the architect can make the relevant changes on paper or amend 3D designs for a much lower cost than later on when construction has already started. Thorough drawings, one of an architect's key skills, also allow the contractors to more accurately price and build the project.
  • Energy efficient: Remember that energy-efficient design is the new trend for the future, something which architects are quite clued up on. Thus, architects are the right people to help design a building (whether it's an entire office block or a new kitchen) that can help cut down on energy- and water usage/bills.
  • Budget friendly: Taking the client's budget into consideration, the architect will select the appropriate materials and workmanship. Architect can also come up with suggestions to further help cut costs, whether it's for the construction phase or for future usage of the building (such as electricity usage). Also bear in mind that architects are clued up on the various materials and methods for roofing, brick work, paint finishes, etc. Thus, their familiarity with the full range of building materials and construction finishes can ensure more appropriate options for your project.
  • House value boosted: Good design always sells, meaning a well-designed house (one that is aesthetically pleasing but also practical for the future) will have a higher resale value. (Read more: 9 easy ways to add value to your home)

It's not easy taking on a building project, especially not when you have to live or work in the space that's under construction. Architects know just how messy and disruptive a building site can be and how it can impact a client's daily routine. Thus, they are also trained to look out for their client's interest and find new ways to make the process proceed smoothly.

Remember that architects work with a variety of other professionals in the building/construction industry. Thus, should your particular project require other services (such as plumbing or interior designing), the architect can coordinate a team of experts so you don't have to.

The architect will also know the ins and outs pertaining to complex building codes and zoning laws, which could differ from town to town and country to country.
