This project included the transformation of an outdated 214 square metre apartment which overlooks the Atlantic Ocean. Architect Ben Kotlowitz describes the challenge: ‘Our task was to transform a perfectly situated yet extremely outdated three bedroom apartment directly opposite the Bantry Bay seafront. From the outset it was decided that we would work with a white and neutral tone shell to not interfere with the very evident and dramatic ocean vistas. Conceptually then, the apartment forms a white canvas onto which the brushstrokes of carefully considered spatial proportion and design detail have been overlaid; the latter with selected high design furniture, artwork and objets d’art.

From the entrance passage onwards, space was created to showcase the owners’ arts collection. Light features, installed by Linea, put the spotlight on the distinct artworks. Floors throughout the apartment are clad with Calacatta maximum marble effect porcelain tiles from Studio Masson. An important aspect of the renovation was creating a sense of openness and connection to the seascape. In order to achieve this flow, the previously hidden kitchen was opened up and transformed into a show kitchen. The kitchen is an Italian import designed by Andrea Assirelli. It is a minimalist, but highly functional design that facilitates the owners’ passion for food and entertaining guests.

Another game changing move in opening up the apartment, was the replacement of the existing sliding doors to create a wider opening onto the balconies. Not only did this move open up the flow between interior and exterior, it also allowed for the transformation of the balcony into a more useful all-weather space with the addition of motorised blinds that enclose it. The sofas in the living room were custom-made and upholstered in gris linen and complemented with a custom made silk rug. The mirror in the dining area was designed by OKHA and floats above a custom server finished in steel grey lacquer.

Leading from the living room and more public area of the apartment, a linear gallery accesses the more private spaces, such as the main bedroom and a white Calacatta marble tiled bathroom. Fittings in the bathroom are by Flush and match the Studio Masson floor.
